Listing with us is simple! Just follow the easy steps below and you'll be online within 24 hours. Once listed on the Realtors MLS, your listing will be available to the public on Realtor.com and most other websites within 1 or 2 days. We are a Realtor.com Premium Broker and showcase all of our listings. The package you choose will depend on the number of photos available online.
Why should I choose your Flat Fee MLS service?
The fact is the majority of Realtors use the Multiple Listing Service (MLS) database exclusively to locate homes to show their buyers. And since most home buyers use a Realtor to help them find a property to purchase (a recent survey shows 85% of home buyers), that means thousands of Realtors are working to sell your property.
Over 85% of homes sold today were listed on the MLS, and homes listed on the MLS also net a higher selling price. The MLS is the most powerful marketing tool available to sellers and CTSellByOwner.com makes that tool available to you.
Won't a traditional Realtor sell my property faster?
NO - It’s a fact that listing agents rarely sell their own listings anymore due to co-broking with other Realtors through the MLS. The majority of traditional Realtors simply place your property on the MLS and waits for other Realtors to call with potential buyers.
However, for access to the MLS database, traditional Realtors will charge you from 5% to 6% of the selling price of your home in commissions. Additionally, you most likely will have to agree to pay this commission even if you sell your home yourself, without any Realtor involved.
What's the alternative to using a traditional Realtor?
It used to be that the only alternative to the traditional Realtor was to sell your property on your own - For Sale By Owner (FSBO). The thought was, if you could sell without a Realtor involved, you could save a tremendous amount of money in commissions.
However, selling your home "By Owner" requires a major commitment of time and effort on your part as well as requiring you to assume all the marketing responsibilities. As such, the FSBO generally attempts to sell for an extensive period of time, with very little success. In fact, recent studies show that less than 15% of the FSBO’s are successful and most end up frustrated, giving up, and listing with a traditional Realtor, reluctantly paying the huge commissions.
